The banking industry is currently experiencing a material expansion of the nation’s branch network. In an effort to reconnect to the consumer, big banks are increasing their branch expansion plans. Many regional and community banks are aggressively seeking new markets and branch locations to grow their institutions. If done poorly, branching can be an expensive and time-consuming endeavor that destroys shareholder value. Conversely, if done well, de novo branching is an excellent strategy of providing long-term shareholder value. At Silverton Bank we believe a thorough site survey can provide executive management the necessary information to make an informed branching decision.
When examining a potential branch location, a site survey investigates seven areas in detail. These include the current market, likely destinations and traffic patterns, demographics, propensity to consume financial services, commercial market and banking market. Finally a pro forma is created to identify when the branch could become net and cumulatively profitable.
A site survey is intended to be an objective, unbiased, third party examination of a potential branch location. The purpose of the survey is to assist senior management and the Board of Directors in determining if the proposed site will provide value to the bank’s stakeholders and is supportive of the bank’s strategic intent.
